Martin’s Properties today announces the sale of its freehold investment in Travelodge, Four Marks, Alton, Hampshire.

Located at 156 Winchester Road, Four Marks – six miles West of Alton and 14 Miles East of Winchester – the long-let hotel investment comprises a prominent hotel fronting the busy A31 which connects the A3 with the M23.

The 50-bedroom, 15,738 sq ft hotel was acquired by Martin’s Properties in 2017 and has benefited from an extensive internal refurbishment carried out in 2024 to the new Travelodge specification. The investment provides an annual rent of £300,389 p.a with a long, unexpired lease term of approximately 18.5 years.

With a site area of 1.6 acres and a low site coverage of 23%, the investment was also underpinned by its residual development value. The investment has performed well, and the return supports our strategy to increase lot sizes within our portfolio, focusing on value-add opportunities across Chelsea and Southern England.”
